iStock_000017576119_LargeAdvertising – House Hunters Property Management LLC advertises on our web site, including serveral paid advertising Internet sites. We will place yard signs on the property if appropriate.

Tenant Screening – We provide tenant screening which includes checking the applicant’s credit, criminal background, eviction history, skip histories, employment & previous landlord rental histories.

Pet Screening – House Hunters Property Management LLC has a pet application & questionnaire that applicant must fill out. We require recent veterinary records and pictures of each pet to be considered for approval. There is a pet fee (per pet). This fee is paid by applicant.

Paperwork – House Hunters provides the legal paperwork and necessary disclosures/addendums that help protect the property owner from possible litigation.

Rent Collection – Complete and timely payments are always expected. Tenants are aware that rent is due within the first 5 days of the month.

Inspection of Property – We drive-by your rental property(s) on a regular basis. When the rental agreement is due for renewal, or if a problem is suspected, an interior inspection will be scheduled.

Security deposits and claims – There are legal requirements when handling the refund of the security deposit in the State of Florida. Ignorance of the law does not protect the property owner or his right to just compensation. A thorough walk-thru is done to determine how much, if any, money should be retained from the security deposit.

Maintenance Issues – House Hunters Property Management LLC handles maintenance and emergency maintenance 24 hours a day, 7 days a week. We only use fully licensed and insured vendors. There is no surcharge for maintenance repairs.

Accounting – We use computerized accounting. Our owners will receive monthly and yearly statements. When maintenance is arranged through our office, invoices will be paid when rents are received.

Eviction – House Hunters Property Management LLC has an Attorney on retainer who files the necessary documents if eviction is necessary.
